THE VILLA

Another project that the main goal was to ideally combine pleasure and investment. The concept behind this project was to introduce a stone building with direct referral to the local aesthetics in a slightly modern twist. The team of X Architecture has synthesized a structure that has the romance of the past with the luxury amenities of a today’s villa.

 

The structure of approximately 300 sqm. is situated on the hill overlooking the Ionian Sea providing breathtaking sea views with a n overall plot size of 2,200 sqm. In the open plan kitchen/living area there is the dominant presence of the high ceiling with the tall large window frames. The villa has 2 master bedrooms on the ground level and one master suite on the top floor. There is an underground area for TV room and storage areas. Additionally, there is an ecofriendly fully independent cave guest house. The landscape includes the old olive trees (300 years old) and the stone made retaining walls that in combination with the large infinity pool create again the old new effect that the design team wanted to make.

BUSINESS MODEL & NUMBERS

With the overall detailed and sophisticated knowledge, we have of Corfu island and its market, this project is the epitome of pleasure and investment. It combines both of these aspects excellent due to its magnificent location and the overall dynamics of the market and the needs that its potential buyers have (pampering during vacations in an exquisite environment, excellent profits on resale values and great annual returns on seasonal rental yields).

The expected profit when someone resales such property is ranging from 40% - 75% (when completed). As we speak, the estimated selling prices are from 4,500 €/sqm – 6,500 €/sqm for sea view villas. That number significantly increases the closer to the seawater the project is. Regarding the rental yields such property can safely attain a rate of 8% to 9% (when managed outsourced, the percentage can increase if the overall management is done by the owner)

THE NEIGHBORHOOD
