THE VILLA COMPLEX

This was a project of several challenges that demanded a close cooperation of the design team of X-Architecture and the business consulting team of Potential in order to achieve the best results in the investment model while still maintaining the top architectural level that this project needs. Designing, from scratch in a plot of 34,000sqm with stunning views towards the Ionian sea, seven high end villas with all having top privacy and exclusivity was certainly not a simple task.

 

The business model had to be followed yet the same needed to occur with the architectural needs. The seven villas are all harmonically linked architecturally yet no one is the same. The design team wanted for each potential owner to feel unique but in retrospect to have a unified master plan that respects first and foremost the natural surroundings. On average each plot is approximately 5,000sqm while each structure (a combination of earth villas and above ground structure villas) is 300sqm each one having a landscaped garden area with large infinity pool, Bbq area and parking outdoor parking space.

BUSINESS MODEL & NUMBERS

With the overall detailed and sophisticated knowledge, we have of Corfu island and its market, this project is the epitome of pleasure and investment. It combines both of these aspects excellent due to its magnificent location and the overall dynamics of the market and the needs that its potential buyers have (pampering during vacations in an exquisite environment, excellent profits on resale values and great annual returns on seasonal rental yields).

The expected profit when someone resales such property is ranging from 40% - 75% (when completed). As we speak, the estimated selling prices are from 4,500 €/sqm - 6,500 €/sqm for sea view villas. That number significantly increases the closer to the seawater the project is. Regarding the rental yields such property can safely attain a rate of 8% to 9% (when managed outsourced, the percentage can increase if the overall management is done by the owner).

THE NEIGHBORHOOD

The gentle sloped hill of the plot is only a part of the amphitheatrical overall scenery that the greater area privides. Large olive groves and the uninterrupted seaview along with the small traditional villages synthesize an epic scenery of the surrounding areas of the plot. The greater area of Avlaki is in the North eastern part of Corfu that has its posh areas full of luxury estates and villas. The magical shoreline enambles the guest to fully appreciate the area both by boat or by car. Numerous excellent restaurants and coktail places create an excellent summer setting. Add to the above that the buzzing Corfu town is within 45 minutes drive, where you can experience the esence of an older era that is dated hundreds of years ago.
